FAYETTEVILLE, Ark. — If you plan to turn your Fayetteville property into an Airbnb or Vrbo rental, you may want to rethink since the city has hit its cap on short-term rental licenses.
The Fayetteville City Council adopted an amendment to ordinances that regulate short-term rental operations in July 2023. Part of the amendment restricts the number of properties not occupied by a permanent resident—which are classified as Type 2 short-term rentals—to 475.
Those who submitted applications before the cap was reached can still complete the review process and still receive a license, according to the City of Fayetteville.
If you are still interested in filling out an application for a Type 2 rental despite the cap, you can submit the paperwork on the city's website and be placed on a waitlist which will operate on a "first-come, first-served basis."
"As licenses become available, applicants will be contacted and offered 30 days to submit required information before the available license is offered to the next applicant on the waitlist," the City of Fayetteville said.
Type 1 short-term rental licenses are still available to apply for but require a long-term resident who lives at the property for at least nine months.
